A mortgage broker is an independent intermediary who shops your loan across dozens of wholesale lenders. A bank can only offer its own products. Because we work on volume across multiple lenders, we can often find more competitive terms, and we never charge application, processing, or admin fees.
What does it cost to work with Home Loans Inc?+
We charge zero junk fees: no application fee, no processing fee, no admin fee. Our compensation comes from the lender, not from you. The total cost of your loan (including lender fees, title, appraisal, and prepaid items) will be clearly disclosed before you commit to anything.
Do I need to be a veteran to work with you?+

How long does it take to close?+
Most conventional and VA purchases close in 25 to 35 days from contract. Refinances are often faster. Because a broker has fewer internal layers than a bank, your file moves through underwriting more efficiently. Timeline varies by loan type, property, and borrower scenario.
What do I need to get started?+
A quick phone call or online application is enough to begin. We will review your goals, pull your credit (soft pull for the initial conversation), and walk you through your options. To move forward with a formal pre-approval, we will need recent pay stubs, W-2s or tax returns, bank statements, and a valid ID.
Can I apply from out of state?+
